Construction has commenced on Beijing’s first public rental housing project in Liyuan Town, Tongzhou District. Expected to be completed in April 2011, the project will offer more than 1,000 housing units— one-bedroom apartments of about 40 square metres and two-bedroom apartments of about 60 square metres.
Liyuan Town is fast developing as a residential and commercial area, which makes it a perfect location for this project. It is estimated to have a construction area of 51,000 square metres in three north-south 28-storey buildings, with over 1,000 one-bedroom and two-bedroom housing units. The project is slated to be ready for possession by April 2011. The rotating rental waiting lists for the rental housing will be made public in keeping with the Beijing Public Rental Housing Management Methods (Trial) regulations. Families above the low-rent housing standards but unable to afford low-priced housing and families with transitional housing needs can enlist in the waiting lists. Under the provisions, the lease is valid for up to five years and one must apply three months in advance to renew the lease. China’s construction plan for 2009 involves developing 50 million square metres of public rental housing, especially in well-connected areas.
